Property Update #40- Planning Meeting #2 in Tennessee

On Feb 13th, we had to go to a second planning meeting for the county. “Unbuildable areas” were marked on our survey and the spot that is ideal for my house placement was in that area. It turns out that unbuildable areas have nothing to do with the terrain like I thought. I guess there is a county law that states that building area has to be 100ft wide. So the spots that were thinner than 100 feet were marked as unbuildable. So we asked for a variance and it was approved.
The foundation guy that works for our manufactured home company met us at the meeting and he explained what we needed so I didn’t have to do most of the talking. I really appreciated that.
Now, onto the septic permits. The previous owner had a septic permit that was supposed to be valid for 3 years. We come to find out today that one is null and void due to the land splitting. So we will have to spend another $500 to get that updated. I paid for one in August that should be valid, but I was told another bit of info by the septic permit guy today.
“There is area on both lots that are shaded solely for septic use only. Any impacts to the shaded soil area can result in loss of bedroom approval”
Of course our homes are both in the shaded areas. I texted the foundation guy about this and he says don’t worry, there is plenty of room for the septic tanks. But that’s easy for him to say cause he doesn’t have to talk directly to the guy. The septic permit guy has already came onto our land at least twice and looked around and says there’s plenty of good soil. So it’s not that it cant be done. But it needs to be on paper passable.... according to these stupid rules.
I’m not sure if he needs to go back there and inspect where our home locations are in relation to the shaded area on our survey. Worst case scenario we have to pay for more soilwork.
