Property Update #31- Survey in Tennessee

We met the survey company at the land on 10/12/23. They had to see where we wanted to place the homes, so we can get the most accurate drafts for the planning meeting. I had drawn up a draft of what we were thinking (super professional on the paint program lol), kind of just guessing where the lines could be so we could try and make it as equal as possible. But we would have to go to a real estate lawyer because in my draft the driveway for bestie was on my property. I wanted to get more acreage in the back of the property so I had this vision. But I was only guessing.

The issue is if one of the parcels doesn’t have at least 50 feet of road frontage access, they need to see an easement/maintenance agreement from a lawyer and may not approve it (we can but it’s no guarantee). So we listened to their advice and divided it totally different which I didn’t think was possible but they said is doable. Bestie would get to move her home forward a bit so her driveway shouldn’t be as long. We both will have close to 2.5 acres and we both have access to more of the land. No one’s boxed in.

We haven’t gotten the drafts yet and I am kind of getting antsy. Because next we need to initiate more soil work so we can file the thing at the environmental office. Even tho we already had soil work done as part of our closing stipulations, the law says one test per parcel and we will have 2 parcels. So that’s another $600 or more, depending. But since we no longer need to pay for the driveway easement, that I guess will be fine. (Eye roll)

Got to spend more time on the land. The grass got really tall and we had some issues finding the flags that our manufactured home company put down. But we eventually got them, and stomped down some spots to walk. The view across the street and everywhere around there really is gorgeous.

Ugh, I’m gonna have to pay for someone to come out there with a tractor so we can eventually mow. The joys of being a landowner.
