Property Update #18- Closing in Tennessee

We closed on the land on 8/29/23. We are officially property owners!!!

On 8/28/23 we met up with the septic permit guy on the property. He was on time, professional, and really helpful. He technically cannot issue the second septic permit until the land survey is done and split up. But he said the soil on our land was really good. He tested multiple spots. Very thorough. Tennessee is hit or miss with that. Some land is too rocky to put septic systems on. But he said he doesn’t need to come out to the land again, just contact him when the survey is ready and he will issue the second septic permit. <3

We also got some news from the survey company that there is a new regulation with the county planning committee. There has to be fire hydrant within 1000 feet of the property. Neighbors were already grandfathered in since their surveys were done before the regulation. It’s gonna cost us $6500. So the neighbors can thank us when their shit is on fire. I called the utility company and they said the nearest fire hydrant is like a block away. This cost can thankfully be put into the mortgage. But the survey company won’t move forward with the survey unless we have a receipt for that (eyeroll). So once we do that, the survey will take 6 to 8 weeks to be completed and cost $1000.

More red tape. Lame.
