Property Update #14- Septic Expert in Tennessee

So we met up with a septic expert that works for our manufactured home company. He came out and looked at the property. He was 2 hours late so that forced bestie and I to take a drive to the next town over about 20 mins away to scope out the store situation.

So when he finally showed up he said that spot was most likely a sinkhole due to his experience. Which is the opposite of what we heard from the geology survey I spoke to on the phone. He said that they’re fairly common on farms in Middle TN. But the thing is far enough away from where the homes will be so it will be more than okay. Since the land is rolling terrain he showed us spots where the houses could and could not go. So we will have to re configure our survey based on where he marks the home locations.

Long story short, we are good to go. He said we could put 15 septic systems on the land and that despite it being rolling terrain, we have a great chunk of land. So today, we had one last family meeting and got everything together to put in an offer. According to realtor, the seller was kind of waiting around for us to do so. She only had one other guy from Tampa Florida who took a look at it and she hasn’t heard from him.

So we have a contingent offer in! Closing is September 19th. It’s contingent on the second soil test for besties house. We are not sure how long that will take because it depends on the county environmental office. Then immediately after we close, we will have to get another survey to divide the land. Besties mom will sell me my portion and I will tie my name to it. And she will gift the rest to bestie and her husband so they can tie it to their mortgage.
