Property Update #4- Manchester TN in Tennessee

Update: the land we went to see had about 8 tracts for sale. It was apparently a farm that they divided up. Tract 6 is 70k for 6 acres but it needs a lot of deforestation. But the trees aren’t really massive. Tract 4 and 3 are right next to eachother they are both 5 acres and have some deforestation. And they are 85k apiece. But one has a barn on it that needs to be removed. And they all most likely would need to have an entryway built because the perk sites are way in the back. But the surroundings are gorgeous. The location is pretty rural. But it’s really not that far from mboro. But the scenery is absolutely gorgeous.

They would definitely take a lower offer, and we can probably negotiate them down. But the issue is 1 plot of land and 2 perk sites would be tons of extra work on our end but money wise is the best bet. And probably doable.

But tracts 3 and 4 right next to eachother: more expensive but already divided up and no perk sites needed because it’s already done. So we are gonna think about it and most likely put in an offer contingent on 2nd perk site.

We learned that these types of properties involve wayyyy too much deforestation.
